Vara Partners takes on the day to day operations of a community association: resident requests, work orders, vendors, and the board's paperwork. The work is run by AI rather than by a manager's caseload, which is why it costs much less than a traditional management company and why nothing we do depends on what a vendor pays us.

How it works

  1. Assess

    We read the declaration, the bylaws, the budget and the vendor contracts you have now, and we tell the board what we find, including the parts that are not our problem to sell against.

  2. Onboard

    Units, residents, vendors and the ledger move onto the platform. The association keeps its own bank accounts and keeps every vendor it wants to keep.

  3. Run

    Requests come in, work orders go out, vendors are scheduled and followed up, the ledger stays current, and the board has a standing view of all of it rather than a monthly summary of some of it.

What makes this different

  • AI-run operations

    The operations themselves are run by AI: intake, triage, scheduling, follow up and the record keeping underneath them. A person is accountable for the association, but the work is not waiting in one person's queue.

  • Much lower cost than traditional managers

    Because software does the recurring work, the management fee is far below what a traditional management company charges for the same scope.

  • No vendor kickbacks

    We take no referral fee, no commission and no rebate from any vendor. The vendor is chosen for the association, and we are paid by the association only.

  • No markup on vendor costs

    The association pays the vendor's price. We do not add a percentage to an invoice on its way through us.

  • Vara charges only when acting as GC on a project, at 10%

    On a project, Vara charges only when Vara is acting as the general contractor, and the fee is 10%. There is no other project charge and nothing added to what the trades invoice.
